Good communication between CBSI and our builder clients is key for contingent properties to sell and for the efficient, on time closing of both the contingent and new home sale.

When a listing is taken, you will receive:

  • A copy of the listing contract
  • A copy of the Multiple Listing Service listing
  • A net sheet showing your buyer's estimated net proceeds on the home sale
  • A Comparative Market Analysis (CMA) showing how the agent determined market value and the listing price


    During the listing process (pre-sale) you receive:

  • Weekly status updates on the listing
  • Semi-monthly phone conferences with your sales management team to update the status of each contingent listing.

    During the escrow process you are provided:

  • A revised net sheet showing the buyers actual proceeds from the home sale
  • Two copies of escrow instructions (you keep one copy and give one to the lender on the new home purchase)
  • A demand placed on the resale funds which are electronically transferred into the new home escrow
  • At the closing of escrow a certified closing statement (HUD 1) is emailed to the new home lender to expedite the loan funding and closing of the new home.
